Sale of Office in Raleigh, NC

Clear Path Asset Management (“Clear Path”), a leading commercial real estate investment manager, announced the successful sale of 8841 Wadford Drive, a 17,598-square-foot single-tenant creative office building in Raleigh, NC. The sale will result in an approximately 13% internal rate of return (IRR) to investors, and a net Multiple on Invested Capital (MOIC) of approximately 1.92x, over a roughly six-year holding period.

Clear Path acquired the property in 2020 alongside a new five-year lease to Siemens Energy. “Investing in a single-tenant building is always a balancing act,” said Dan Magid, Managing Principal of Clear Path. “A high-quality tenant brings stability and strong cash flow, but you also have to be prepared for the possibility that the tenant may choose not to renew – and have a plan ready if that happens. We built that plan into this investment from the start. When Siemens Energy decided to vacate at the end of 2025, we took action immediately – we paused distributions to our investors in order to build cash reserves, extended our loan, and repositioned the fully furnished building for owner-occupants. That preparation, together with the quality of the building, allowed us to deliver a result squarely within the range we projected at acquisition.”

The sale marks Clear Path’s seventh successful exit. Since its founding, Clear Path has acquired 12 high-quality commercial properties and continues to target investments in high-growth markets across the Carolinas.
